What a “Proper” Bathroom Renovation Actually Includes in Melbourne
Most bathroom blowouts don’t happen because people choose fancy tiles.
They happen because the quote wasn’t “proper” in the first place.
One builder says “bathroom reno from $18k.” Another says $38k. You’re left thinking someone’s taking the piss — but usually the difference is what’s actually included (and what’s quietly missing).
This is the checklist we use at Bluestone Build Co. If you’re renovating in Melbourne, read this before you sign anything.
1) Demolition and Make-Good Works
A proper renovation starts clean. That means full removal of:
tiles, vanity, toilet, shower base/screen
old waterproofing and damaged wall linings where needed
removal and disposal, not “leave it in the driveway”
Then the make-good:
patching, re-sheeting wet areas properly
levelling floors and walls so your tiling doesn’t look wavy
If this part is rushed, everything after it looks sloppy.
2) Plumbing That Matches the New Layout
This is where cheap quotes hide the truth. “Using existing plumbing” sounds good until you realise it locks you into a bad layout.
A proper reno considers:
shower position and drainage fall
toilet location and compliance
vanity placement for usable bench space
hot water and pressure realities in older homes
If you’re changing the layout, plumbing isn’t optional. It’s the foundation.
3) Electrical That Feels Modern (Not “One Downlight and Good Luck”)
Bathrooms in 2025 need layers:
downlights placed for function (not random)
mirror lighting that doesn’t cast shadows on your face
exhaust fan that actually clears steam
power where you need it (and where it’s compliant)
Lighting is one of the biggest “why does this feel cheap?” moments when it’s done poorly.
4) Waterproofing Done by the Book
This is non-negotiable. A proper bathroom reno includes:
correct substrate prep
full membrane system to wet areas
correct falls to drains
proper cure times before tiling
If anyone is tiling before waterproofing is cured, run.
5) Tiling That’s Planned, Not Just Installed
Proper tiling is more than picking a tile.
It includes:
set-out planning so cuts aren’t awkward
niche and feature alignment
correct trims and junctions
expansion joints where needed
grout choice that won’t look filthy in 6 months
This is where bathrooms move from “new” to “high-end”.
6) Joinery That’s Built for Bathrooms
Bathroom joinery needs to handle moisture and daily abuse.
A proper reno includes:
quality cabinet construction and hardware
functional drawer storage (not one big cupboard void)
smart solutions like shaving cabinet or recessed storage
stone or durable top selections that suit real life
This is also where the bathroom starts feeling calm and uncluttered.
7) The Glass, Silicone, Finishing and Fit-Off Details
The difference between “done” and “done properly” is the last 10%.
Look for:
frameless or semi-frameless screen installed correctly
clean silicone lines (not smeared)
straight, sealed junctions
fixtures fitted without scratching tiles
final clean, polish, and handover
Most people only notice these details after they move back in. We build to avoid that regret.
8) The Stuff That Causes Surprise Costs (If It Wasn’t Allowed For)
Even good homes hide issues:
water damage behind showers
rotten floors around old toilets
out-of-plumb walls in older builds
asbestos risk in certain eras
A proper builder flags these early and explains how they handle them, instead of “surprise invoicing” you mid-job.
The Simple Test: Is Your Quote “Proper”?
If your quote doesn’t clearly address:
demolition and disposal
plumbing/electrical scope
waterproofing method
tiling set-out and finish level
joinery quality
inclusions/exclusions in plain English
…then you’re not comparing apples with apples. You’re comparing a renovation to a gamble.
